Proposals for an Eco Village
Welcome to our Pre-Application Community Consultation (PACC) relating to our proposals for an Eco Village consisting of self contained holiday units with associated car parking, communal recreation space, site office, maintenance shed/yard, landscaping, proposed new access (stopping up of Hampton Conservatories access) and all other associated site works at lands to the south and south west of 216 Ballybogey Road, Portrush and approximately 80m south east of 218 Ballybogey Road, Portrush, BT56 8NE.
Purpose of Consultation
and Next Steps
The purpose of this consultation is to share our indicative proposals with the community and other interested parties, prior to the submission of a Full Planning Application to Causeway Coast and Glens Borough Council.
We are committed to engaging with members of the wider community and are now undertaking a period of preapplication community consultation (PACC) on our proposals.
The feedback received will be shared with the design team and will help to shape our proposals prior to the submission of a planning application. We will prepare a Pre-Application Community Consultation Report which will provide a summary of all feedback, our response and how we have incorporated any appropriate feedback into the final proposals for the scheme. This report will be submitted as part of the Full Planning Application to Causeway Coast and Glens Borough Council.
How to provide feedback and find out more
Consultation Event
An in-person consultation event took place on Wednesday 26th February 2025 from 2:00pm to 6:00pm at Two Twenty, 220 Ballybogey Road, Portrush, BT56 8NE. Information on the proposals was on display and members of the design team were present to answer any queries.
Leaflets
Information leaflets have been delivered to all residents and businesses within a 200m radius of the site. This letter included information on the development and details of the in-person event as well as contact information for the consultation manager.

White Rock Eco Parks is a local independent family run business that has served the north coast tourism sector for over 45 years.
Existing businesses
We are less than 800m from WhiteRocks and the coast road yet set in a tranquil, nature focused acquatic setting.
Velo Culture, the Causeway Coast’s premier cycling store, opened its doors in June 2011, offering a personal and friendly service to cycling enthusiasts.
Whiterock Cabins was founded in 2016 to design and build luxury hand crafted log cabins. Our aim is to offer clients a bespoke, hand built cabin that they are proud to call home.
Since 2019 we have been serving residents and visitors with responsibly sourced coffee and natural, locally sourced food cooked in season from our Two Twenty Coffee Shop.


Our cabins
Our bespoke timber framed cabins will offer a warm and exclusive lifestyle, sensitively positioned to soak up the breathtaking surroundings of this excellent location.
Each client will be offered the opportunity to experience many off grid living solutions, aimed at reducing our ecological footprint and maximising the experience of our unique natural environment. Each client will have the opportunity to help design and create their own timber framed cabin allowing for their individual and unique interior tastes.
Our Eco Park will offer its own exclusive beach club with associated activities along with a members only gymnasium and short nature walks.
Our proposals
The application site comprises of an irregular shape plot of land, located along the Ballybogey Road, approximately 2km south east of Portrush. The Ballybogey Road is the main road connecting Ballymoney and Portrush, and is also a key route for visitors to the North Coast. The site is approximately 4.5km west of Bushmills and 7km north east of Coleraine. The subject site is strategically located at the North Coast, with a key attractions and destinations located within the local vicinity.
Within the site’s locality, the subject lands are located along the roadside with 2 no. dwellings bounding at the north/northeast of the site. The Hampton Conservatories / Hampton Windows business and associated service yard bounds the site to the north west / west of the site. Within the site red lines, there is a substantial body of water surrounded by existing hardstanding / earth surface.
The site is bound by existing mature vegetation.
Below shows the site and the wider context of the North Coast. The site sits close to a number of key tourist destinations such as the Giants Causeway, Bushmills, White Rocks Beach and Portrush.



The proposal aims to provide an alternative accommodation offering for tourists to the North Coast, boasting on site facilities/amenities and good connections to surrounding settlements and attractions. The proposal is designed to maximise the natural topography of the existing site, making good of the current conditions to create an attractive location.
Any critical views of the proposal have been carefully considered and curated to ensure proper integration to the existing landscape, given the site’s location. A new site access is proposed to the lands from Ballybogey Road through the ‘stopping up’ of an existing Hampton Conservatories access, ensuring this is of an appropriate access for the Protected Route.
The proposal is designed to fit naturally into the existing site context to ensure minimal obstruction from public viewpoints. On site, the proposal is designed to take advantage of the lake, fitting naturally within the exiting topography and environment.
The finishes and materials will be sensitive to the natural environment to ensure proper site integration.

The creation of c. 40 individual self-contained holiday let units in an area of high tourism demand.

c. 20 no. of local construction jobs supported for 3-5 years. area of high tourism demand.

Once operational, creation of c. 5 full and part time jobs.
